You need to be proactive! One of the most common myths we hear in the marketplace is “The Lender won’t talk to you until you’ve missed at least one payment”. This couldn’t be further from the truth! The more time you give us, the better the chance we have of reaching a settlement with your lender. Lenders want to see that we have tried to sell your home over a period of time (at least 2-3 months). This shows them that we are trying to get “Current Market Value” for your home, rather than just throwing out a “low-ball offer”. In almost all cases, the Lender will extend the trustee sale (foreclosure sale date) in order for us to consummate the purchase of your home. If you wait to call us 2 weeks before the Trustee Sale, quite honestly, there is not much we (or anyone else for that matter) can do for you.
